Description: Kay starr rachelson -sfr addition scope consists of interior & exterior alterations, addition of a new rear covered deck, alteration of an existing front porch, conversion of an existing screened-in porch into heated space and the addition of finished attic space. existing exterior construction to remain in place except as modified by the additions, reroofing and alterations work. structural alterations will be required to remedy deficient existing conditions. approval conditions: 5. rear porch connection to existing structure, sheet a-7: the fasteners are not code compliant. revise the detail in order to comply with the 2007 georgia state amendments to irc section r02. approved with the condition that installation will comply with table r502.2.2.1 & figure r502.2.2.1 of the 2007 georgia amendments to the 2006 irc, the table and figure are attached to the approved drawings. 7. handrails, sheet a-1 & drawing t-2/a-9: irc r311.5.6 requires a handrail for any flight of stairs with 4 or more risers. revise detail to demonstrate code compliance. 4/6/12 approved with the condition that if there are 4 or more risers at these steps then a handrail that complies with irc r311.5.6 will be provided. 8. typical stair detail, sheet a-2 & t-3 stair section, sheet a-9: handrails/guard opening limitation: revise detail to show proposed means of compliance with irc r312.2. 4/6/12 approved with the condition that the guard infill will not permit the passage of a 4" sphere as required by irc r312.2. 9. smoke & carbon monoxide alarms, sheets a-1 & a-2: in addition to the smoke alarms shown in the 1st floor family room & the 2nd floor loft space, additional alarms will be required for each bedroom shown in order to comply with irc section r313. per the 2009 georgia amendments to the irc sections r313.4 & r313.4.1 added requiring co alarms in the vicinity of each sleeping area. please revise drawings. 4/6/12 approved with the condition that a carbon monoxide alarm be installed in the vicinity of the sleeping areas at both the 1st & 2nd floors. 12. stucco, sheet a-5 & a-7: provide proposed means of complying with the requirements of irc r703.6 & its subsequent sections. s-1 wall section depicts a "hardy" siding rather than stucco; confirm which one is the correct siding. 4/6/12 approved with the condition that non-corrosive lath attachments are used, not less than 2 or 3 coats are applied in accordance with irc r 703.6.2, weep screed are provided & a water resistive barrier is installed , if required. 17. standing metal roof slopes, sheets a-6 & a-7: show proposed means of compliance with irc r905.10.2. 4/6/12 approved with the condition that if a standing seam roof is installed, as called for on sheet a-7, it will be sloped 1/4" per foot.
