Description: Original permit description:(com2015-05483) structural alterations - interior work 2470 sq. ft. frame with 2x10 joists 16" oc; 2x4 & 2x6 studs 16" o.c. insulate (r-49 & r20) install drywall, paint and instsall interior finishes. according to drawings and code. install hardwood (370 sq. ft) and ceramic (200 sq. ft) flooring. *notice to proceed* rehab exterior. facade. restore 2 basement windows. restore first floor transom, and install 2 wood 1/1 windows with baltimore bullnose frame (to match that at 427 e 22nd st. in size, details, proportions, materials) install new 4 paneled wood door with frame to closely match original. restore transom over front door. install 1/1 wood windows with balitmore bullnose frame. reconstruct window's walk on third floor to closely match the original in materials, dimensions, and details (based upon photographic evidence and examples on adjacent properties). install slate shingles on peaked false roof. repair/restore wooden cornice at 2nd floor. rear: remove paint from brick at first floor using gentlest means possible. remove unsound mortar joints using hand tools until sound mortar is hit, replacement mortar must match historic mortar joints in color, texture, joint size, profile, and hardness. repair basement windows if existing or replace with 1/1 wood windows. install 1 new four paneled wood doors on first floor rear and restore transom if existing, or intall new wood transom. reconstruct 2nd floor bay to closely match the character and style of the original, with installation of 3 wood 1/1 windows and wood 4 paneled door. install wookd 1/1 windows on rear where missing. construct wood deck on second floor rear with wooden balustrades and rails. install rubberized roof. install gutters and downspouts. submit more details to chap staff for review and approval re: slate roofing, rear bay dimensions and details, deck dimensions and details, paint colors, # of windows replaced in rear, roofing, and gutter and downspout details. all work to be completed as per plans in chap files.
